Reisterstown Plaza Metro Station: Transit-Oriented Development (TOD) Opportunity

The Maryland Department of Transportation (MDOT) is in the process of engaging with local stakeholders to discuss a potential mixed-use Transit-Oriented Development (TOD) project in the Reisterstown Station Community of Baltimore City. After a completed Phase I, that constructed the new Social Security Administration Building (SSA), Phase II is planning to examine and potentially develop approximately 26 acres of unimproved land and surfaced parking lots. The area being examined is ideal for a TOD and is approximately 3.0 acres zoned TOD-4 and 23.0 acres zoned TOD-3.

The site for Phase I is owned by the MDOT Maryland Transit Administration (MDOT MTA) and is located at 6300 Wabash Avenue. This site is at the highly visible intersection of Wabash Avenue and Patterson Avenue. An internal private road, Vertis Park Drive, shared by the MDOT MTA and the adjacent SSA building, provides vehicular access between Patterson Avenue to Mount Hope Drive. Also, a pedestrian path perpendicular to Wabash Avenue extends from Vertis Park Drive to the pedestrian bridge and encourages pedestrian access to the station. Mature high-quality specimen trees are lining Patterson Avenue and also form an alley along a former entrance road accessible from Wabash Avenue. Finally, Powder Mill Branch Stream runs along the boundary of Phase I and Phase II starting near the pedestrian bridge and running to Mount Hope Drive.

The Metro Station has approximately 34,000 monthly boardings and is approximately 8 minutes from the terminus station in Owings Mills, Baltimore County and 15 minutes to downtown Baltimore City.
