Reisterstown Plaza Metro Station: Transit-Oriented Development (TOD) Opportunity

The Maryland Department of Transportation (MDOT) is seeking responses to a Request for Expressions of Interest (RFEI) from experienced respondents interested in developing a dynamic mixed-use Transit-Oriented Development (TOD) project in the Reisterstown Station Community of Baltimore City.  Phase Two of the Reisterstown Plaza Metro Station is a gem of a development site having approximately 26 acres of unimproved land and surfaced parking lots available for TOD.  The site owned by the MDOT Maryland Transit Administration (MDOT MTA), is located at 6300 Wabash Avenue at the highly visible intersection of Wabash Avenue and Patterson Avenue.  An internal private road, Vertis Park Drive, shared by the MDOT MTA and the adjacent Social Security Administration Building (SSA) provides vehicular access between the development site and SSA extending from Patterson Avenue to Mount Hope Drive.  A pedestrian path parallel to Wabash Avenue extends from the South Lot pedestrian bridge to SSA to encourage mutual access for commuters.  Mature high-quality specimen trees are along Patterson Avenue and also form an allee along a former entrance road accessible from Wabash Avenue; circa 1938.  Powder Mill Branch Stream runs along the southern boundary of the site nestled between the South Lot and SSA.  The Metro Station has approximately 34,000 monthly boardings and is approximately 8 minutes from the terminus station in Owings Mills, Baltimore County and 15 minutes to downtown Baltimore City.  The site is zoned TOD-4 in the approximately 3.0 acre area of the pedestrian bridge connecting the station with the commuter parking lots.  The remaining approximately 23.0 acres is zoned TOD-3.  This development site is prime for the right transit-oriented development and a respondent with vision to meet the needs of the State, City and community.
